TENNYSON ROAD FLATS – INTERNAL AND EXTERNAL UPGRADE

Communal Area from car park.Walsall Housing Group are the landlords of 5 blocks of two bedroom flats comprising 55 units in total. The properties were constructed in the 1950’s but had not been upgraded since. The project consisted of internal refurbishment to the communal areas & each of the flats and environmental improvements, all completed over a 10 month period with handover taking place on 4th June 2009. 

Within each of the 55 flats, the refurbishment comprised of a new kitchen, andCommunal area from rear hedge. bathroom installation, a new central heating system and a full rewire, in addition to vinyl flooring and redecoration throughout

The external enhancements include the provision of three new car parks, each providing 19 spaces. Accessible waste bins have also been constructed at the rear of the car park areas and existing paved pathways have be resurfaced. The surrounding areas have been landscaped to provide new planted and grassed areas, with private seating areas, designed to create an integrated community environment. These areas also have external lighting to Car parkenhance security. Double hoop-top fencing has been installed along the front perimeter to complement the existing fencing in the local area and a boundary fence at the rear to enhance security. Solar panels have been installed to 5 blocks. In addition, the roof line of each block has also been upgraded with replacement fascia, soffit and rain water goods.

Communal areas have been refurbished with new plaster, redecoration to the walls, ceiling and handrails etc, with a professionally designed co-ordinated colour scheme and carpet tiles to the stairs, lobbies and landings to complement the new colour scheme. Each communal area has an environmentally friendly lighting system. In addition an access lift has been installed in the Coleridge CloseDavid Purchase with Liz Walford and Dave Sheppard of Whg. communal area.

The properties were handed over to Whg’s Liz Walford and Dave Sheppard by David Purchase, Managing Director of G Purchase Construction Ltd.

Over the earlier years of whg’s refurbishment programme internal works predominated but in the year to March 2009, external works represented almost one quarter of G. Purchase Construction Limited’s work content, demonstrating our capability of supplying a complete maintenance
package for our Clients.
